Common Everett plumbing calls

These are the problems that bring most Everett homeowners to the phone.

Water heater won't make hot water

Often a failed heating element or a bad thermocouple on a gas unit. A tank past ten to twelve years old may be worth replacing instead of repairing.

Kitchen or bathroom drain backs up

Grease, soap scum, and hair build up in the trap and line over time. A cable clears most single-fixture clogs in one visit.

More than one drain backs up at once

When several fixtures back up together, the clog is usually further down the line, sometimes in a root-choked side sewer.

Water bill jumps with no clear cause

A running toilet flapper or a slow leak behind a wall or under a slab can add up fast without ever showing on the floor.

Pipes freeze in a cold snap

Crawlspaces, exterior walls, garages, and hose bibs are usually the first to freeze when Everett gets a hard cold night.

No water to the house at all

Could be a failed pressure-reducing valve, a shutoff that got bumped, or a break somewhere between the meter and the house.

Plumbing in Everett homes

Everett's water comes from Spada Lake on the Sultan River, and it's naturally soft. Soft water is easy on fixtures and skin, but over decades it can be a little harder on certain metals, which is one more reason older galvanized supply lines eventually narrow and pit from the inside.

A lot of the housing stock in Northwest Everett, Bayside, Port Gardner, Lowell, and parts of Riverside went up before 1950, some of it in the early 1900s, and Northwest Everett has a historic district. Those houses often still run cast iron or clay sewer lines with galvanized supply pipe that's been partly updated over the years, and that history changes how a plumber approaches a clog or a leak there.

Western Washington stays wet from roughly October through April, and crawlspaces and basements take on water during that stretch, which is when a sump pump earns its keep. Everett also gets a handful of freezing nights most winters and sometimes a longer cold snap, and pipes in crawlspaces, garages, exterior walls, and hose bibs are usually the first to go.
